The Senior Director| Residential Development Asia Pacific (“Residential
Developer”) will be responsible for growing the branded residential business
in the Asia Pacific region| although the focus area is expected to be
primarily outside of mainland China.
As the divisional leader for branded residential products| he/she will
identify and pursue new business opportunities and coordinate a
multidisciplinary team involved in the review| approval and finalization of
contracts for new branded-residential business. When a project contains both a
hotel and residential component| the Residential Developer will partner with
the hotel deal executive as a co-deal executive. The Residential Developer
will negotiate the residential component of the transaction.
This newly created position will focus on establishing relationships with
major real-estate companies and developers| hotel owners| cross-functional
teams (Legal| Finance| Global Design| Asset Management| Openings| I.T.| Area &
Regional Teams) and global counterparts and perform any other duties as
assigned by either SVP Development APEC or SVP| Global Mixed-Use Development.
Success in the position demands a driving focus on creation of shareholder

opportunities that build brand equity and help drive customer preference.

Education and Experience
University degree in Real Estate| Hotel Administration| Business Administration or related discipline required; MBA or other advanced degree preferred.
Minimum 8 years of relevant professional work experience. Residential| hospitality and/or commercial real estate experience strongly preferred.
Fluent English (written and spoken) required; fluency in Asian languages (written and spoken) preferred.
Skills and Competencies
In depth knowledge of and experience with the residential market in Asia including market conditions across the Continent| project economics to owners and buyers| how condominium associations function| and real-estate finance and contract negotiation.
Prior success in and ability to foster new relationships and maintain existing relationships with key client contacts in residential and hotel real estate investment on the debt and equity side.
Proven ability to effectively interface with senior leadership| third party owners/developers| city officials| consultants and internal support departments.
Ability to make and defend a recommendation or support a position with both internal and external constituents.
Strong communication skills (verbal| listening| writing).
Excellent inter-personal skills and capability of both building lasting relationships and “selling” Marriott’s residential services to third-parties.
Demonstrated ability to effectively negotiate transactions; handle multiple projects on short timetables; and| manage internal resources efficiently.
An ability to work in a team environment with a small| but diverse team is critical.
Mature| professional demeanor| capable of expressing confident| independent judgment.
Extensive contact base in the residential development field.
Familiarity with capital markets a plus.
CORE WORK ACTIVITIES
_The following are specific responsibilities and contributions critical to the
successful performance of the position:_
Deliver pitch presentations to sell Marriott Residential Services and the benefits of branded residential projects to owner/developers.
Vet all APAC residential leads and deals to ensure proper programming and criteria from an operational and business perspective.
Negotiation of the residential definitive agreements (MOUs| Condominium Marketing License Agreement| Operating Services Agreement| and Trademark License Agreement).
Ensure local real estate laws in foreign jurisdictions are supportive of Marriott’s residential requirements. Manage residential HDC process as APAC’s representative with direct supervisors.
Structure business deals; negotiate the contracts; and attain internal approvals.
Work with regional and hotel property teams to understand operational issues/concerns. Coordinate with Brand and Global Design teams to ensure compliance with standards.
Assist in the post-signing handover of the new contracts to the regional & local teams.
Lead or participate in global Residential projects and initiatives.
Work with other functional and divisional leads to provide support as needed. Provide divisional training on Global Residential Policies.
As required| attend public hearings and meetings with regulatory agency officials to secure site plan| engineering and other approvals necessary for the project|s successful development.
Build and maintains strong relationships with key stakeholders (both internal and external) in order to effectively influence key business decisions and optimize overall work effectiveness; involve various constituencies in problem resolution and increase their involvement in asset management and workouts as appropriate.
